What is the safest way to professionally clean a roof?

For many roofing systems, the safest process is to apply an appropriately proportioned algaecidal treatment at low pressure—generally below 80 PSI where appropriate—and allow the chemistry sufficient dwell time to treat the biological contamination. The objective is to let chemistry perform the majority of the cleaning rather than using thousands of PSI to mechanically blast the roofing surface. For asphalt shingles, ARMA recommends bleach-and-water treatment and specifically warns against high-pressure washing because it can damage shingles and contribute to granule loss.

Does every roof receive the same detergent or sodium hypochlorite concentration?

No. Treatment concentration should vary according to the roofing material, contamination, age, condition, weather, surrounding landscaping, and treatment objective. Maxx ECO Wash uses Blend 6X automated proportioning technology to meter the appropriate sodium hypochlorite, water, and detergent ratios for the individual application instead of using one fixed batch mixture.

What is an algaecide treatment?

In many professional roof soft-washing applications, sodium hypochlorite is the primary algaecidal active ingredient used to control algae, cyanobacteria, mold, mildew, and other compatible biological contamination. “Algaecide” is the broader treatment category; sodium hypochlorite is a specific active chemistry commonly used within that process. ARMA itself recommends a chlorine-bleach-and-water solution for compatible asphalt shingle cleaning.

Can Maxx ECO Wash remove moss and algae from my roof?

Yes. We provide professional treatment and removal of moss, algae, black roof streaks, mildew, mold, lichen, cyanobacteria, Gloeocapsa magma, and other biological roof contamination. Most contamination is removed during the cleaning process. Some established moss or lichen may remain temporarily after treatment when aggressive removal could unnecessarily damage the roofing surface.

Will all moss and algae be removed during the project?

Most of the time, yes. The majority of visible contamination is typically removed during the cleaning and restoration process.

However, some heavily established moss or lichen may be intentionally left after it has been professionally treated. It then dries, loses adhesion, and naturally releases during the Weather Period.

What is the Weather Period?

The Weather Period is the natural post-treatment phase during which professionally treated residual moss or lichen continues to dry, break down, loosen, and release from the roofing surface. Rain, wind, coastal moisture, morning dew, and normal weather cycles gradually remove the remaining material without requiring unnecessary scraping or aggressive pressure.

What causes black streaks on asphalt shingle roofs?

Black roof streaks are commonly associated with Gloeocapsa magma, a cyanobacterium commonly called blue-green algae.

It thrives in moist environments, which is one reason black streaking is common on shaded and moisture-prone roofs throughout the San Francisco Bay Area. GAF also identifies Gloeocapsa magma as the cyanobacterium responsible for common blue-green algae discoloration on shingles.

Can bacteria and biological contamination damage roofing?

Biological contamination can affect roofing materials differently. Blue-green algae such as Gloeocapsa magma is primarily a discoloration issue on conventional asphalt shingles, while moss, mold, prolonged moisture retention, and other biological conditions can contribute to deterioration of roofing components and underlying materials. Does moss damage asphalt shingle roofing?

It can. Moss absorbs and holds moisture against the roofing surface and can develop around or beneath shingle edges.

GAF states that retained moisture from moss can contribute to shingle deterioration, granule loss, and moisture reaching materials beneath the shingles.

 

Do you pressure wash asphalt shingle roofs?

Do you restore cedar shake and cedar shingle roofs?

Many heavily contaminated cedar roofs require carefully controlled soft-bristle agitation after treatment to physically remove established moss and biological buildup. Cedar wood shake requires regular maintenance because mold and algae can retain moisture and contribute to wood rot.

 

Do you clean Spanish barrel and terracotta clay tile roofs?

How often should a roof be professionally cleaned?

Roof maintenance should primarily be based on the roofing manufacturer's recommendations and the actual condition of the roof rather than one universal schedule.

For some properties, professional cleaning may only be needed every 5–10 years. Shaded roofs, coastal properties, heavily landscaped properties, and roofs exposed to persistent fog or humidity may require treatment sooner.

 

Can roof cleaning help avoid premature roof replacement?
